Investing In Multifamily Syndication in Foster City

    Foster City

Foster City is a city in San Mateo County, California. The 2020 census put the population at 33,805, an increase of more than 10% from the 2010 census of 30,567. Foster City is sometimes considered part of Silicon Valley due to its local industry and proximity to Silicon Valley cities. Foster City is one of the safest cities in the United States, with an average of one murder per decade.

    History

Foster City is a planned community that grew out of what were once salt marshes. By 1898, levees turned these salt marshes into Brewers Island, which was used for cattle grazing and salt ponds. Then in 1958 a developer named Jack Foster had a brilliant idea: to create a beautiful city from this barren, swampy island. It was recorded in 1971.

Over a six-year period in the early 1960s, Foster had 14 million cubic meters of material pumped in from the bottom of San Francisco Bay to raise Brewers Island’s elevation from sea level to an average of four feet. To solve the flooding problems on this low-lying land, a central lagoon-like drainage basin was placed in the middle of the city. Now, if ever needed for flood protection, lagoon water can be pumped back into the bay at a rate of up to 250,000 gallons/minute. As a bonus, the lagoon has greatly increased the appeal of Foster’s new town.

About BAM Multifamily Growth & Income Fund III

BAM Capital created this fund in order to yield consistent and reliable cash flow, long-term appreciation, and accelerated tax benefits. The fund aligns with BAM Capital’s demonstrated track record of successful multifamily investing by continuing to implement our signature investment thesis, now in fund format. The fund aims for greater overall returns and lower risk through a multi-asset diversification strategy.

    • Consistent passive income
Lower-risk assets with in-place cash flows with the ability to distribute preferred return after acquisition.
    • Significant tax benefits
A cost segregation analysis allows for accelerated deprecation to years of ownership. This large passive loss gets passed onto investors through a K1.
    • Vertically integrated company
In-house property management and construction allow for predictable cost reduction and value add.
